Skyrattler's homes for sale are predominantly townhomes and apartment-style condos in low-rise buildings rather than traditional single-family detached homes, which are incredibly popular throughout most of Southwest Edmonton.
The higher density means that a large percentage of Skyrattler's real estate market is comprised of lower-cost housing. That affordable price tag makes homes for sale in Skyrattler ideal for the individual looking to gain entry in the Edmonton real estate market, or a small family looking to put down roots and purchase their first home in a family-friendly community while not accruing too costly a mortgage.
Housing in Skyrattler real estate ranges in age from the early 1960s all the way to the early 1990s, with the majority of development taking place during the 1970s and 1980s and more than half of the existing homes for sale being built during the latter decade. Just 1/6th of the homes that make up Skyrattler's real estate are single-family detached homes. This lack of supply means that they command a higher price tag than other Edmonton communities.
Skyrattler has also been attracting investors looking for holding properties and rental income, likely due to the area having a higher than average rental rate of 47%. According to local listings, the average two-bedroom condo or carriage home can command as much as $1,300 per month.
Living in Skyrattler
Much like neighboring communities such as Blue Quill Estates, Bearspaw and Twin Brooks, Skyrattler backs on to Blackmud Creek Ravine. A ravine where locals can often be found stretching their legs and letting their furry family run off-leash among the many forested trails that line the banks of the Blackmud Creek. On top of the ravine, Skyrattler offers a few recreational opportunities in the community itself. The most popular, Skyrattler Park, features a playground, sports fields and is close to Taylor College and Seminary. At the northernmost part of the community, residents can access a plaza of small businesses including shoe shops and a pharmacy. For larger stores, the South Edmonton Common shopping area is approximately five minutes by car. "The Common" has a multitude of big box stores, national chains, and a movie theatre.
Although Skyrattler itself has a multitude of specialist and private schools, families in the area prefer to send their children to the public schools in the surrounding community. Two of the most popular schools with good rankings are the Keheewin School and George P Nicholson School, which can be found in the communities of Bearspaw and Twin Brooks respectively.
Situated close to main roads such as Anthony Henday Drive and Queen Elizabeth II Highway, Skyrattler's residents have easy access to West Edmonton and the rest of the city.
